FLIPPING BUY AT WHOLESALE, FIX AND REPAIR, SELL TO A BUYER/OCCUPANT

People that have bought flipping packages from gurus many have been disappointed, not with the information, but with the lack of opportunity.

Reasons

1. Too many flippers and investors and not enough inventory 2, If you are not prepared to pay cash -- forget it. You can't compete in this market 3. The only way flipping works is if you buy below market to allow for repairs and code updates.

Are you getting ready to buy or rent your first rental property? If so, here are a few things you need to know about property rentals.

When buying a rental property the house should be a minimum of 1200 square feet or better. It should be three-bedrooms with two bathrooms and a garage. Two-bedrooms are harder to rent. Depending on your climate, you may also want to make sure the property has central heat and air.

Always be Represented Part 2

No matter if the Realtor is your best friend he/she must by law represent the seller if presenting a property of a seller. The law states that the Realtor has a * fiduciary relationship to the seller.

FIDUCIARY: Holding or held in trust. Trustee

If they appear to be representing you then they are violating the law.They must disclose who they represent. The Realtor cannot disclose the seller's negotiation strategies or what price he/she may agree to. That is why I keep recommending that you hire a Buyer's Agent.

Most new investors listen to everyone else first. This is a mistake. They need to be educated that the people in the trenches (property managers) need to be contacted first.

We usually get the properties after they have listened to the Gurus. The investor is shocked when they learn what the real market will produce. They have a rental --"now get it rented" they have been told, as if this is an automatic thing for property managers to do.

Property Management: Expert Advice on Rental Properties

After 45 years in the business as a real estate broker and about 27 years in property management, I'm seeing that there are a lot of new investors coming into the market to pick up foreclosures and depressed properties to rent them. They're listening to several different people -- real estate gurus and sales agents -- but they're not doing their homework. Not all rental properties rent well. It depends on lots of things: the neighborhood, the floor plan, whether it's located in a cul-de-sac or on a corner lot or on a major thoroughfare. These all affect the rentability of the property.

A number of the properties have desirable features that I recommend, and then there are some rental properties I would advise not to buy. So many of these new investors, and some of the veterans, come to us after the fact -- they come to a guy like me who's been in the trenches and knows what rents well and what doesn't.

INVESTOR MISTAKES

As a veteran real estate investor, broker, developer, and property manager, I know that choosing the right rental home for investment is critical. I see so many investors from other areas buy without research in unfamiliar communities.

Investors read newspaper articles and watch TV infomercials. They base their judgment on books or courses by so-called "real estate gurus." Who are these gurus? Most have been successful in the real estate investment business. However, a question always pops up in my mind. "Why aren't they doing it? "I suspect that, based on the prices they charge for their programs, they make more money selling programs than investing.

Always be Represented Part 1

Years ago I inherited some money and was always interested in real estate. I asked around -looking for someone to help me find investments and represent my interests. Those that were recommended to me offered listings they had or offered their own investments. I soon discovered that nobody represents the buyer; they all represent themselves or the seller. This is traditional training in the real estate business given to agents are to list properties because if you don't have inventory you have nothing to sell. This is true.

What I did was not traditional and I made my own rules by building relationships with investors and replacing the necessity of having inventory by having loyal clients. This not only created steady buyers, but created inventory to sell or exchange later.

COMPETING WITH APARTMENTS

We have all heard the negative news about the current housing markets. Homes are being foreclosed upon in record numbers.

There are lots of good buys out there and it is beginning to siphon off our prospective and current tenants. As a result, you might think that you would have to beat renters away with a stick. Unfortunately, the rental competition has actually become fiercer than ever as properties compete for a limited number of residents.

The big competitors are apartment complexes that have many advantages.

Maintenance a Subject Often Avoid

A manager's biggest problem is maintenance of investment property. Not only for property management in Sacramento but everywhere.

Tenants want service. Because they are paying 1/3 or more of their budget for housing, they want things fixed. The owner complains when they get a bill... because no one likes bills. The fact is maintenance is here to stay and must be addressed if you want a successful rental business. If there is a problem with investment property it is the dual requirement of management and maintenance. With that said, let me discuss in-house maintenance vs. outsourced contract services (handyman, contractor, supplier).

Why Owners Receive More Rental Inquires

Many of the rental prospects inquire of our agents if they are the owner or the agent. After thinking about this for many months they feel they can negotiate with an owner more successfully than a manager. Perhaps they have something to hide and feel after honing their message they can convince an owner vs. a manager.

Actually they become very good at using emotional appeals and convincing dialog to a venerable owner. What do I mean by a venerable owner? They are emotionally attached to the property and may be hurting financially by supporting a vacant rental. This creates great pressure on the owner wanting to believe whatever the prospect is saying. That is why owners will receive more calls than property managers.
