LEARNING TO ‘GIVE BACK’ The Cornerstone of Financial Growth

Giving will increase your business. 

This past weekend I was fortunate to be part of an incredible event held at our local Petco store in Mechanicsburg, PA.  Since I’m the owner of a very smart 10 year old rescue dog who wrote a book about leadership (True Blue Leadership: Top 10 Tricks of the Chief Motivational Hound), Petco invited Mr. Blue and me to display his work at this event. 

The gathering was named “Barking Lot Block Party” and was originally organized as a small sidewalk sale. But when the Petco management team learned that there were many local foster and adoption rescue groups in need of more homes for their animals, Petco had an idea. Why not turn this event into a way to “give back’ to the community and help find homes for these pets?  The focus of the event then turned to inviting many local shelters to come, bring their homeless animals with the intent to help them find homes. Petco secured city permits, invited the local fire and police stations to demonstrate and put together a pet parade, which showcased the animals to would-be fosters and adopters. The results were amazing. Many dogs found new homes as a result of Saturday’s event and the rescue groups were exposed to community residents in a big way. 

Sales at this particular Petco have risen by 30% over the past year. It’s no wonder. They have hired community minded, service-oriented individuals. With “giving” at the forefront of their minds, how can they help but be successful? 

My father, the late Charlie “Tremendous” Jones started a publishing company and book store in the 1960s and consistently gave to charities, friends who needed a lift, and struggling authors. As a result, this remarkable business prospered and continues to prosper in 2011 as we continue his efforts. Giving is the most rewarding work we do.  

If you truly desire to achieve greatness in your business, start giving. It’s one of nature’s laws. To receive in abundance, to create personal wealth—give. Within your business, look for ways you can “give back.”  It will change your life and your financial future.

Investing in Tax Liens From Afar

Lately I've been receiving messages from subscribers in other countries -- from Canada, Australia, New Zealand, and even from parts of Africa, asking if it is possible for them to invest in tax liens and tax deeds in the U.S. market. They want to know if they can actually do this from another country or in some cases from another continent. And the answer is yes you can, but there are some stipulations.

First of all not every state has online auctions, only a few do. So you first have to find out which states have online auctions and determine where you will invest. Next you need to get the tax sale information, which is pretty easy to do and can be done from your computer. You will then need to register for the tax sale and make a deposit with the online auction company -- all this can be done online. If you are investing in tax liens you will need to fill out a W-8BEN form, which you can find online at www.IR.gov.

She's a Grand Old Flag

This will be the first Memorial Day in forty years that my uncle won’t be at the cemetery putting flags on the graves. He passed away in 2005 at the age of 91. He and his brother both served in WWII; two of his cousins died in the war. Placing those flags on the graves was very important to him.

Thinking about that led me to think about my own love for this country. I am grateful to be an American and give thanks every day for those who have put their lives at risk to assure our freedoms. I am grateful for parents, wives, husbands and children today who make sacrifices to allow their loved ones to serve. Freedom comes with a price, and too many times we take our freedoms for granted.

I grew up loving this country. I remember as a child watching lots of musicals that made me proud to be an American.

So I thought that I'd share with you some ways that I've been able to still get double digit returns on my tax lien portfolios regardless of the competition. I have 3 different strategies that I use, 2 of them are strategies that I use for live tax sales and the other one is a strategy that I use for both online and live tax sales.

The first strategy that I use for getting tax lien certificates at interest rates of 15 percent or higher is to target properties that the institutional buyers don't want.
